If you can scare up supplies (see list below), volunteer or have questions, please email Rebecca Meier at firstname.lastname@example.org or call 314-478-7273. St. Louis REALTORS® is launching a campaign strongly urging the public NOT to trust online real estate estimate websites, like Zillow and Trulia. Click hereto view a news release detailing our position with documented proof of flagrant inaccuracies regarding online estimates. In addition, we emphasize why the public can trust a St. Louis REALTOR® member to provide accurate data, based on facts, not fiction.
Is it important to be accurate and have the right data when you are buying or selling a house? The answer: An unequivocal, “Yes.” But, if you are Zillow pushing consumers to view your online offerings, the answer is a “Zestimate” or a “guesstimate” is acceptable. St. Louis REALTORS® don’t think so, and you shouldn’t either.
We encourage you to share the information below with your sphere of influence.
Xplode Conference. You’ve heard of it. Maybe you attended the first-ever Xplode Conference in Missouri, held last year in South County where 450 top Missouri REALTORS® got the latest tech, digital marketing and sales strategies to grow their business.
Well, the rumor is true. Xplode is coming back to St. Louis/St. Charles on Monday, Oct. 9, 2017! At a new location: Ameristar Casino Resort Spa.

Xplode is not a cult. Come ready to learn, have fun … and absorb everything the national industry experts have to offer.
Xplode is not a big sales pitch. But it is like bringing a one-day Inman conference right to your backyard, at a fraction of the cost!

Reasons for Form Revisions
Line numbers were added for consistency with other forms
Names of Association/Boards removed due to increasing membership of Mid America Regional Information Systems (MARIS); the forms will always be up to date by not specifying certain counties.
Forms 2049 & 2119 – HUD instructions state: Whenever a seller or lessor has entered into a contract with an agent for the purpose of selling or leasing a unit of target housing, the regulations promulgated under this section shall require the agent, on behalf of the seller or lessor, to ensure with the requirements of this section. The forms were revised to add HUD verbiage so forms are more clear and concise.
New Forms Added & Purpose
Mechanic Lien Waiver – this form should be provided to the following:
The seller, at the time of listing, for completion by any contractors, subcontractors or suppliers who have recently performed work on the subject property.
To any vendors (including their subcontractors and/or suppliers) hired to complete necessary repairs on the subject property (i.e. during inspection negotiations).
To your preferred vendors (including their subcontractors and/or suppliers) who commonly handle repairs for your clients.
Notice of Intended Sale (NOIS) – if the subject property is newly constructed or rehabbed, then the underwriter will typically require this form. It is completed by the owner of the property and recorded in the county where the property is located. The intent is to provide notice that the owner is renovating the property for sale to a bona fide purchaser. It also reflects the closing date of the property.
For any questions regarding the current revisions and updates, please contact Tracey Yost, Contracts & Forms Liaison, at firstname.lastname@example.org
